Section 5 - Managing Non-Financial Assets.Exploring the concept of a Total Wealth (Lectures16), we delve into managing non-financial assets such as properties, art, private equity, and next-generation businesses. The concept of total wealth encompasses the entire value of all assets owned by an UHNW family, minus any liabilities. These assets represent integral components of a comprehensive wealth portfolio, offering diversification, stability, and potential growth opportunities. Banks, MFO, IAMS do not deal with non-financial assets, so they are ill-equipped to report on them. Neither do they provide entity-level reporting (IFRS or GAAP accounts). Family officers need to understand this blind spot.We will deep dive into examples within each category to understand their significance in enhancing overall asset management strategies (Lectures 17):a. Properties hold value beyond their monetary worth, serving as tangible assets with potential for appreciation and income generation. This includes Primary Residences, Commercial Real Estate, Land and Development Projects. In this sub-Lecture, we will describe in more details the management of existing properties and projects , which the family office may be responsible for.b. Art investments combine aesthetic & collectible value for some family members, or the family foundation with financial potential, requiring specialized expertise for valuation and growth. In this sub-Lecture, we will highlight the factors that make this asset class special. Many families now analyse their collections in a professional manner, with valuation tools and collection management systems.c. Private equity investments and NextGen businesses offer unique investment opportunities with higher risk and return potential, contributing to a well-rounded asset portfolio as well as NextGen transition and training. In this sub-Lecture, we will discuss private investments, which include family businesses, including the core business of entrepreneurial families as well as potential NextGen startups. I will cover family businesses more broadly in a separate course.
